Tim Gramling has spent 40 years as a civil engineer. That career, evaluating risk and design on infrastructure and land development projects, is the same discipline he now applies to underwriting multifamily real estate deals.

He is co-founder and Head of Acquisitions at Next Legacy Group, a private equity partnership focused on multifamily properties in the Midwest. He is also an investor in over 2,200 multifamily units in Texas and Florida.

He also runs TG Consulting and teaches The Multifamily Learning Curve, a program that focuses on the 12 most critical areas of the multifamily business. He is also available for podcast interviews on multifamily investing, capital raising, and the transition from a 40-year engineering career into real estate.

Tim was Public Works Director for two Missouri communities, Cape Girardeau and Independence, the fourth largest city in the state, before moving into multifamily investing full time.
